Welcome to D&D Waterfront Properties. By accessing our website and booking any of our properties, you agree to the following Terms & Conditions (“Terms”). Please read them carefully.

1. Booking & Eligibility

  • You must be at least 21 years old to book.
  • The person making the reservation must be present during the stay and is responsible for all occupants and visitors.
  • Government-issued photo ID may be required prior to check-in.

2. Reservation & Payment

  • Reservations are confirmed only after full payment or the required deposit is received. Accepted payment methods: Credit Cards.
  • Prices are subject to change until a reservation is confirmed.
  • Applicable taxes, cleaning fees, resort fees, and other mandatory charges will be disclosed before booking

3. Security Deposit & Damages

  • A refundable security deposit of €499 for 3-bedroom properties and €799 for 4-bedroom properties will be required.
  • You are responsible for any damage, missing items, or excessive cleaning.
  • We reserve the right to charge the payment method on file for damages discovered within 48 hours..

4. Cancellation & Refund Policy

Standard Policy: This property follows the standard Airbnb and/or Vrbo cancellation policy selected at the time of booking. All cancellations, refunds, and non-refundable bookings are governed strictly by the terms displayed on the booking platform at checkout.

  • Certain promotional or discounted bookings may be non-refundable.
  • Refunds, if applicable, are processed according to Airbnb/Vrbo timelines and policies.

5. Check-In & Check-Out

  • Check-out: 11:00 AM
  • Check-in: 4:00 PM

Early check-in or late check-out may be available upon request. Unauthorized late check-out may result in additional fees.

6. Occupancy & Use

  • Maximum occupancy is strictly enforced as listed in the property description.
  • The property may not be used for parties, events, or commercial purposes without prior written approval.
  • Quiet hours are from 10:00 PM to 9:00 AM. Local noise ordinances must be observed at all times.

7. House Rules

  • No smoking inside the property (including vaping).
  • Pets are not allowed under any circumstances.
  • No illegal activity.
  • Respect neighbors and the community.
  • Violation of house rules may result in immediate termination of the stay without refund.

8. Cleaning & Maintenance

  • A standard cleaning fee of €200 covers normal turnover cleaning only.
  • No parties or large gatherings.
  • Excessive mess, stains, or biohazards may result in additional cleaning charges.
  • Guests must promptly report any maintenance issues or damages.

9. Utilities, Amenities & Services

  • Utilities and amenities are provided as described but are not guaranteed against outages or interruptions.
  • We are not responsible for temporary disruptions due to weather, utility providers, or circumstances beyond our control.
  • Amenities such as pools, elevators, or Wi-Fi are used at the guest’s own risk.

10. Liability & Assumption of Risk

  • Guests assume all risks associated with the use of the property and amenities.
  • To the fullest extent permitted by law, we are not liable for injury, illness, loss, theft, or damage to personal property.
  • Guests agree to indemnify and hold harmless D&D Waterfront Properties from any claims arising from their stay.

11. Acts of God & Force Majeure

  • We are not liable for cancellations, delays, or damages caused by events beyond our control, including natural disasters, severe weather, government actions, or utility failures.

12. Termination of Stay

  • We reserve the right to terminate a stay without refund for violations of these Terms, house rules, or applicable laws, or for behavior that threatens safety or property.

13. Privacy

  • Personal information is handled in accordance with our Privacy Policy located at PRIVACY POLICY LINK.

14. Website Use

  • Website content is provided for informational purposes only and may be updated at any time.
  • Unauthorized use, scraping, or misuse of website content is prohibited.

15. Governing Law & Dispute Resolution

  • Any disputes shall be resolved in the courts of the country where property is located, unless otherwise required by law.

16. Changes to Terms

  • We may update these Terms at any time. Continued use of the website or property after changes constitutes acceptance of the revised Terms.
